Babu, managing director of Heera Constructions, which has completed two Vaasthu township projects in Kochi and Thiruvananthapuram.

The Vaasthu Gramam project at Kakkanad in Kochi and the Vaasthu Hills project at Sreekaryam in the capital have both been planned and designed under the guidance of the Vaasthu expert Kanippayyur Krishnan Namboodiripad. The speciality of these independent villa township projects, according to the builders, is that, besides the villas, the entire township, its layout and landscaping have been done in accordance with Vaasthu principles. Minimum disturbance to the natural topography, low construction cost, maximum tapping of natural light and wind and confluence of traditional designs in contemporary architecture are some of the salient features of these Vaasthu villas, which are conducive to the tropical climate. Other than the exterior layout, the interior floor plans, position of utilities, use of materials and even choice of colours play an important role in Vaasthu villas.

Even the seemingly inconsequential factors of interior layout, such as the position of electrical points and the kitchen sinks, are carefully chosen in these Vaasthu homes.

"We also give suggestions to the clients during the furnishing of these houses so that even the furniture inside the house is positioned according to Vaasthu Shasthra. However, the fact that Vaasthu houses follow a set of rules does not mean that all the villas in one particular Vaasthu project will be identical.

In fact, most of the Vaasthu villas we did for our clients are custom-made," Mr. Babu says.

The Heera Vasthu Hill township, situated on top of a hillock near Sreekaryam in the city, is so designed that each of the 90 villas on the six-acre premises has a panoramic view extending to the vast expanse of the Aakulam lake.

Although rooted in tradition, the townships inspired by Vaasthu include modern amenities, such as a jogging track, a children's park and an open air auditorium.
